What this inspection is 
and what it is not

What this inspection IS

This is a non-invasive diagnostic inspection focused on identifying thermal patterns, moisture indicators and anomalies that may suggest underlying issues within the building fabric. The inspection uses thermal imaging and moisture measurements to help locate areas of heat loss, condensation risk and abnormal moisture behaviour, without opening up walls or carrying out destructive testing.

 

What this inspection IS NOT

This inspection is not a structural survey, a condition survey or a compliance assessment. It does not provide certification, confirm causes, specify repairs or replace reports produced by chartered surveyors, engineers or building control. Any findings should be considered diagnostic indicators only and may require further investigation by an appropriately qualified and independent professional, depending on the nature of the issue identified.

What is included in the inspection

  • Endoscope inspection where access allows

  • Visual inspection of accessible areas

  • Written report with findings, observations and possible contributing factors

How the inspection works

1. We discuss the problem and areas of concern.

​2. The inspection is carried out using non-invasive methods.

3. In some cases, a small access hole may be required to inspect hidden areas using an endoscope. This is only carried out with the owner's written consent, where necessary.

4. A written report with findings and observations is provided within 48 hours.

Small access holes may be sealed, but decorative repairs are not included.

Inspection duration varies depending on property size, age, layout and the number of findings identified during the assessment.

hidden moisture anomalies
areas at increased risk of mould growth
building defects that may contribute to dampness
indicators of previous moisture-related damage

Designed to help prospective buyers identify potential moisture-related concerns and building defects before committing to a property purchase.

A written report with findings, observations and areas that may warrant further investigation is provided within 72 hours (3 working days).

This assessment does not replace a RICS survey, structural survey or specialist investigation where required. It is intended as a complementary service, providing additional insight into potential moisture-related concerns and building defects prior to purchase.

Comprehensive thermal and moisture diagnostic inspection.

Includes diagnostics for up to 3 rooms or internal areas.

Additional  areas : £70 each.

Duration: approx. 60-90 minutes

(depending on property size and complexity).

An area includes any space inspected and reported (such as bedrooms, living rooms, bathrooms, kitchens, hallways or landings).

External thermal or moisture check may be carried out where necessary as part of the diagnostic process.


Provides a more complete picture of the cause of damp, condensation or heat loss. 


A written report with findings and observations is provided within 48 hours (2 working days).

 

Travel within Torbay and nearby areas is included .

For locations further away, a small travel fee may apply depending on distance and travel time  ​.

Any travel costs are always confirmed before booking .

All findings are based on non-invasive diagnostic methods and professional interpretation of thermal and moisture data.
